“September’s home sales of 12,283, up 1.76% year on year, point to a market that remains fundamentally resilient. The demand however is beginning to differentiate across Mumbai’s micro-markets. Within the Western suburbs, Malad West, Borivali, and Andheri are seeing a noticeable pick-up, reflecting the strength of established residential locations that continue to benefit from connectivity, infrastructure and a deepening premium housing market. The underlying shift is towards greater selectivity, with buyers placing increasing importance on the quality of the micro-market as much as the individual development. We expect this distinction between micro-markets to become more pronounced as buyers assess residential investments with a longer-term perspective.”
